ATLANTA, Georgia—Hunter Resort Advisors introduced the sale of the Hilton Backyard Inn Louisville East. HBS Funding Group bought the property from an institutional vendor on March 26, 2025. HUNTER’s Tim Osborne, senior vp, facilitated the transaction.
The 112-key Hilton Backyard Inn Louisville East is positioned in a company and industrial district supported by employers similar to Humana, United Parcel Service, and Norton Healthcare, all contributing to the area’s financial stability. Louisville attracts vacationers with its points of interest, together with Museum Row, Fourth Avenue Stay!, and Bourbon excursions, as Kentucky serves because the world headquarters for bourbon. Churchill Downs hosts the Kentucky Derby, drawing practically 150,000 guests to town yearly and driving leisure demand to the resort. Different locations embody the College of Louisville, Kentucky Exposition Heart, and Louisville Slugger Museum and Manufacturing facility.
The resort affords guestrooms, an on-site health middle, an indoor pool, a full-service restaurant known as The Backyard Grille & Bar, and a full bar.
“We’re long-term Louisville buyers, and this acquisition enhances our native portfolio,” stated Dr. Nimish Patel of HBS Investments. “We loved working with HUNTER and the vendor to finish the transaction.”
